BEDROOM 1 - "Elk's Hideaway" - King bed with medium firmness mattress, Roku TV, dresser, electric fireplace, 2 recliners, reading nook, private attached bath with deep soaking tub. Master is off the dining area, split from the other bedrooms for privacy.

BEDROOM 2 - "Deer Meadows" - Queen bed with medium firmness Casper mattress, Roku TV, dresser, desk with chair, full closet

BEDROOM 3 - "Cub's Den" - 3 twin beds (bunk bed with pull-out trundle option), Roku TV, dresser, full closet

BEDROOM 4 - "Bird's Nest" - Office setup including large desk, chair, convertible couch/futon, electric fireplace

BACKYARD - Jacuzzi, gas grill, yard games, Adirondack chairs, picnic table, ponderosa pine views

LIVING ROOM - 65 inch Roku Smart TV w/ cable and Nintendo NES, pellet stove, comfortable furnishings including 4 recliners, rustic ceiling fan, coffee bar

KITCHEN - Fully equipped with full size fridge/freezer, electric oven/stove, toaster oven, microwave, pots and pans, utensils, dishes, bakeware, blender, dishwasher

PARKING - 2 car garage access + 2 car driveway (no street parking Nov 1 - April 1 per Flagstaff snow plow requirements)

**WINTER WEATHER**  **WINTER WEATHER** We do not cancel or move reservations due to weather conditions outside of the standard 30-day policy. This includes "there's not enough snow or there's too much snow" - Thanks for your understanding. While making snowy memories in Flagstaff, please keep in mind that winter travel conditions can at times be treacherous in Northern Arizona. Our neighborhood is hilly and when there is snow, a 4WD/AWD vehicle or chains will be needed. We do have snow removal service at our listing, however, during big snowstorms they often aren't able to come clear the driveway and sidewalks until after the snow has finished falling and/or the roads into the neighborhood are plowed. We have snow shovels and ice melt in the garage for guests to use and we do our best to keep the driveway and walkways free of ice. We may not be able to guarantee a clear driveway and walkway during a heavy snowstorm as the county plows will come through the neighborhood on a random schedule. Please make sure to bring appropriate gloves, coats and vehicles for your winter adventures. We advise keeping an eye on the weather as your trip approaches. If Flagstaff is expecting a snowstorm during your visit, come prepared with plenty of provisions so you can stay in and enjoy the snowfall. We also advise against planning on traveling at night or early morning during heavy snowfall. 

Note: There is a strict "no parking on the street rule" during winter to allow for snow plows; however our driveaway and enclosed garage are available for you

Guest access - Guests have access to all areas except master closet and outdoor shed.
